New Home Developments in Almaden Valley

As of  April 21, 2016, there are several tracts of construction in the permitting process, and two are almost on the market.  All earler tracts, like Fleetwood Almaden Estates, Brookside Estates, Hidden Oaks, Almaden Crossing and Almaden Road and Timbercrest, have sold out.  The list below covers projects that could break ground within a year.

Almaden Crossing II

 Addresses in Almaden Crossing II will be on Skylar Court, a new private street at 18966 Almaden Road, roughly 180 feet south of O'Grady, adjacent to Almaden Crossing I which occupies the old Almaden Feed & Fuel site.  The newer 0.88 acre site is being developed with 10 single family homes.    When these units start to enter the market in the next couple of months, they will be handled by Shannon Markle of Coldwell Banker San Jose  (Willow Street)   Shannon.Markle@cbnorcal.com

Jayden Lane

Construction is underway on the first of six new homes to be built on Jayden Lane, a cul de sac at 16310 Almaden Expressway.  The single family homes will range in size from 2150 to 2214 square feet.  This 1.07 acre site is just south of Lands of Mazzone.  It is visible from Almaden Expressway and accessible from Fleetwood Drive.  No sales contact available.  (There is some ambiguity about the address, but 16310 Almaden Expressway gives the correct location Google Maps, even though some city documents say 16310 Almaden Road.)

At 6082 Almaden Expressway, there is a 1.8 acre site, bounded by creeks on the north ant east, and by Almaden Expressway on the west.  DAL Properties, LLC are planning to construct eight single family homes on this land after clearing environmental hazards and elevating the land to preclude flooding problems  Demolition has commenced on this site..

La Encina Residences

A large property at the intersection of Camden Ave. and Guadalupe Mines Road, formerly owned by the Athenour family, is being developed with one remodeled and five new homes.  The floor plans range from 3286 sq ft to 3501 sq ft.  These homes all back up to a substantial riparian right of way relative to Guadalupe Creek.

Brasilia Way

Permission has been granted to build 10 new, single family homes on the hill having the address 5827 Brasilia Way.  This is near the intersection of Coleman Road and Almaden Expressway. and it is an 8 acre tract.  However, only 2.7 acres will be devloped.





The projects above are being supplemented by smaller infill projects where a single large lot is subdivided for two or three homes.  Projects of this scale are not listed on this page.
